Vanilla vs Customised

We are a small startup company that have built our platform on AWS. The web platform we have built offers clients two options. Vanilla - basic features and then Premium Plus where we allow 30% customisation for an additional charge. We currently have one client on-baorded with LOTS of customisation. The thinking is for the client to improve our platform so any changes done by customers, we keep and incorporate into vanilla. The client has the option to use Vanilla for 3 months, see if they like it and if they want to continue with customisation we will then start the dev process. However, we currently find ourselves incurring significant technical debt with Client no 2 who has had the platform for 3 months, they are about to sign the contract. But we have incurred a R250 000.00 worth of debt as we had to engage with the client answering questions, confirming requirements, investigating whether our platform can do what they want it to do. There is a real risk that if the client does not go ahead with the sale, then we have just lost all of that investment of time, people and expertise. How can we prevent this with Client 3?
